(Prag; english/german) Erste Group Immorent announces a 110 million transaction by selling an Enterprise Office Center in Prague (CZ).

Erste Group Immorent, a company for real estate financing and project development in Central, Eastern and South-Eastern Europe, has sold the landmark Enterprise Office Center in Prague to a group consisting of RSJ Investments and the co-founders of the Czech security software company Avast, Eduard Kučera and Pavel Baudiš. The CZK 3 billion (rd. EUR 110 million) sale of the 29,000 sqm office facility is one of the most prominent real estate transactions in the Czech Republic in the whole year 2016.

The Enterprise Office Center office complex, which developer Erste Group Immorent delivered to the first tenants for use at the end of 2015, is situated in Praha 4 Pankrác next to the Prague artery and only a few steps from the Pankrác Metro station. The 12-storey building, whose tenants include Avast Software and CSC Computer Science, is categorised in the highest A Class and has received the prestigious international BREEAM Excellent certificate; its sophisticated equipment guarantees up to 25% energy savings compared with similar buildings. The complex was designed by architect Vladimír Krátký and constructed by the Austrian STRABAG.

High-quality architecture with great tenants

Erste Group Immorent, spezialisiert auf Immobilienfinanzierung und Projektentwicklung in Zentral-, Ost und Südosteuropa, hat das prestigeträchtige Enterprise Office Center in Prag an eine aus RSJ Investments und den Gründern des tschechischen Sicherheitssoftware-Unternehmens Avast – Eduard Kučera und Pavel Baudiš – bestehende Gruppe verkauft. Mit einem Erlös von CZK 3 Mrd (rund EUR 110 Mio) zählt der Verkauf des Bürogebäudes mit einer Nutzfläche von 29.000 m2 zu den bedeutendsten 2016 in Tschechien durchgeführten Immobilientransaktionen.
Das Enterprise Office Center, das vom Immobilienentwickler Erste Group Immorent Ende 2015 an die ersten Mieter übergeben wurde, liegt in Prag 4 Pankrác an der Hauptverkehrsader der Stadt und nur einige Schritte von der Metro-Station Pankrác entfernt. Das zwölf-stöckige Gebäude, in dem sich unter anderen Avast Software und CSC Computer Science eingemietet haben, erfüllt die Anforderungen der (höchsten) Kategorie A und hat das prestigeträchtige internationale BREEAM Excellent-Zertifikat erhalten. Modernste Haustechnik garantiert einen gegenüber ähnlichen Gebäuden um bis zu 25 Prozent geringeren Energieverbrauch. Der Entwurf stammt vom Architekten Vladimír Krátký. Errichtet wurde das Gebäude von der Österreichischen STRABAG.
